Why Is a Home Inspection Important?

A home inspection report is designed to give insight into the quality of construction and maintenance on a property. The inspection will provide information for the homeowner or prospective buyer to understand and prioritize items needing repair, and maintenance. A home inspection is a visual examination of the physical condition of a building and surrounding property to determine the condition of a structure and its associated mechanical systems. Our inspections include the roof, attic, basement/crawl space, and foundation inspection; doors, windows, walls, ceilings, and floors. The type, amount, and condition of insulation. The HVAC, plumbing, and electrical systems are thoroughly tested and evaluated for any existing or potential problems.

The primary reasons for having a home inspection performed by a certified home inspector is that it provides Buyers and Sellers with a comprehensive and objective view of the property and its condition. Sellers gain valuable insight from the pre-listing inspection that helps them focus on necessary repairs and improvements. By completing these tasks before putting the property on the market, the seller has the advantage of a higher price potential.

The Pre-purchase Inspection will assist Buyers in formulating an offer price, negotiating the final price, or finalizing the contract.

Improper water drainage can lead to significant damage to your home.  Water and excess moisture cause water penetration into basements or crawlspaces.
Common issues with the exterior of homes include excess moisture penetration, algae and mildew growth on vinyl siding, inadequate caulking, and/or weather-stripping around windows, doors, and wall surfaces.  These items need to be corrected or repaired, so they do not become worse, which could eventually damage the structure.
Issues with the roof are typically indicated by old or damaged roof shingles, improper flashing, and poor drainage. If the roof is old, it will likely need to be replaced.  Some minor repairs can be performed to small sections of roof tile, and to correct leaking vents.
Every home should have at least an initial inspection to evaluate the condition of the plumbing, safety of the systems, and items that may need to be replaced.
