Remodel and Construction Home Inspections

Remodel and Construction Inspections:

  • Construction progress inspections
  • Loan Draw Inspections
  • New addition inspections

Loan draws on Construction Inspections:

A Construction home inspection can be performed on the work in progress over several stages so that draws/payments are in proportion to the work done. Any problems that are identified can be addressed prior to the work being covered up through the subsequent stages or before final payments are made.

Construction Progress Inspections:

A homeowner doing a home Remodel Construction should get the work inspected in several stages of progress before paying the subcontractors and/or general contractor. Homeowners may not have the experience or knowledge to spot issues during the remodel, which might later be covered when the project is completed. Home Inspection and More has many years of remodeling and home building experience to assist its clients in knowing when inspections need to be conducted based on the particular project.

Most manufacturer's warranties require specific installation methods and materials, or may even require service by the original installer. Home Inspection and More can assist you by identifying the manufacturer's requirements and verifying that your items are being installed correctly. The inspection for the correct installation can provide the information needed to protect the homeowners equipment and material warranties.

Home Inspection and More offers competitive inspection pricing for remodel and new construction projects.

Home Inspection and More

Example of  water damage in the dinning room.  This house was 15 years old.

Home Inspection and More

Homeowner contracted to repair water damage. The exterior roof leak was fixed, however, the sheathing had rotted away and also needed to be replaced.

Home Inspection and More

The work was done, but before closing it up the repair was checked. The exterior (interior brick pocket) of the new OSB was sheathed in 30# felt paper, which is not correct.

Home Inspection and More

Kiltz primer and foam will help prevent moisture problems.

Home Inspection and More

Moisture proofing is very important.  Look for drywall with a mold inhibator.

Home Inspection and More

The drywall under the window appeared stained and the contractor was not going to replace it.  As a result of my many years experience, I recommended the drywall be removed and replaced.  After the removal, it was discovered the entire section was severely damaged behind the drywall.

Home Inspection Articles

Improper water drainage can lead to significant damage to your home.  Water and excess moisture cause water penetration into basements or crawlspaces.
Common issues with the exterior of homes include excess moisture penetration, algae and mildew growth on vinyl siding, inadequate caulking, and/or weather-stripping around windows, doors, and wall surfaces.  These items need to be corrected or repaired, so they do not become worse, which could eventually damage the structure.
Issues with the roof are typically indicated by old or damaged roof shingles, improper flashing, and poor drainage. If the roof is old, it will likely need to be replaced.  Some minor repairs can be performed to small sections of roof tile, and to correct leaking vents.
Every home should have at least an initial inspection to evaluate the condition of the plumbing, safety of the systems, and items that may need to be replaced.
