Example of water damage in the dinning room. This house was 15 years old.
Homeowner contracted to repair water damage. The exterior roof leak was fixed, however, the sheathing had rotted away and also needed to be replaced.
The work was done, but before closing it up the repair was checked. The exterior (interior brick pocket) of the new OSB was sheathed in 30# felt paper, which is not correct.
Kiltz primer and foam will help prevent moisture problems.
Moisture proofing is very important. Look for drywall with a mold inhibator.
The drywall under the window appeared stained and the contractor was not going to replace it. As a result of my many years experience, I recommended the drywall be removed and replaced. After the removal, it was discovered the entire section was severely damaged behind the drywall.
