Below are examples of items observed in homes of different ages.

Home Inspection and More

Disconnected wire and metal switch box is incorrect. These wires should have been removed when the Heat and Air upgrade was finished.

Home Inspection and More

Over time, insulation around metal ducts can loosen. This type of item can easily be repaired before listing your home.

Home Inspection and More

Even though the wire is labeled it is not in a proper junction box. These type of issues can cause a buyer to question the condition of the electrical wiring. A prelisting inspection can identify these items for correction rather causing concerns for the buyer.

This light fixture is not rated for insulation contact. Not only is this a safety issue, but the lights would flicker when the house was being shown, leading to concerns by potential buyers.

Home Inspection Articles

Common issues with the exterior of homes include excess moisture penetration, algae and mildew growth on vinyl siding, inadequate caulking, and/or weather-stripping around windows, doors, and wall surfaces.  These items need to be corrected or repaired, so they do not become worse, which could eventually damage the structure.
Every home should have at least an initial inspection to evaluate the condition of the plumbing, safety of the systems, and items that may need to be replaced.
Issues with the roof are typically indicated by old or damaged roof shingles, improper flashing, and poor drainage. If the roof is old, it will likely need to be replaced.  Some minor repairs can be performed to small sections of roof tile, and to correct leaking vents.
Improper water drainage can lead to significant damage to your home.  Water and excess moisture cause water penetration into basements or crawlspaces.
